1) Will the Honeywell TH106/U run a 4000W baseboard heater at 240V?
Yes. The TH106/U is rated up to 4000 W at 240 Vac, with a maximum load of 16.7 A. It works on either 120 Vac or 240 Vac line voltage, so one part number covers both common electric heat circuits. On the low end there is a minimum load you have to respect: 2 A resistive, which works out to 500 W at 240 Vac or 250 W at 120 Vac. A single small bathroom heater below that threshold won't switch reliably on this thermostat.
2) How does the TH106/U wire in, and do I need a neutral?
Two-wire, non-polarized hookup using 6 inch (150 mm) tinned copper lead wires on the back of the stat. No neutral, no common wire, and because it's non-polarized you don't have to sort out which leg is which in the box. Switching is SPST through a triac, meaning it interrupts one leg of the circuit. Note that SPST single-pole switching does not fully disconnect a 240V heater, so kill the breaker before servicing the heater.
3) Will this thermostat fit in a standard single-gang box?
The TH106/U measures 4.9 x 5 x 1.5 inches (125 x 127 x 38 mm) overall and mounts vertically. The faceplate is larger than a single-gang plate, so it covers the box and surrounding wall rather than sitting inside it, and you need roughly 5 inches of clear wall height above the box. On baseboard heaters with an integral end-cap stat, check that you have a wall box to land it in first.
4) Do tenants lose the schedule every time the power goes out?
No. The TH106/U keeps its 7-day schedule through an outage with battery-free backup, so there are no batteries to replace across a building and no service calls to reprogram after a storm. Tenants can still push a temporary bypass to override the setpoint for a period without touching the programming underneath it.
5) What temperature range can this be set to, and can I limit how low a tenant sets it?
Setpoints run 5 C to 30 C (40 F to 86 F). The 40 F bottom end is useful as a freeze-protection setting for vacant units or seasonal spaces. Control accuracy is quoted at plus or minus 0.15 C (0.27 F) with a 0.5 C (1 F) differential, which is tighter cycling than a mechanical bimetal stat and means less temperature swing in the room.
6) Is the Honeywell TH106/U UL approved, and can it go in an unconditioned space?
It carries Underwriters Laboratories approval. Ambient operating range is 0 C to 60 C (32 F to 140 F), so it will tolerate an unheated garage or shop down to freezing, but not a space that drops below 32 F.
