DORMA 712F Series

700 Series - Standard duty stops/holders

900 Series - Heavy duty stops/holders

Functions

S - Stop Only
F - Friction Stop
H - Stop/Hold

Stop only units (S function) are designed to limit the degree of door swing while providing a cushioned stop. These units are a good choice for use on labeled fire doors where hold open is prohibited.

Stop/Hold units (H function) function like stop only units with an added selective on/off hold open feature. An inconspicuous slot screw on the face of the track channel allows field engagement/disengagement of hold open. Stop/hold is recommended where non-labeled doors must be held in the open position.

Friction/Stop (F function) units provide a cushioned limiting stop and adjustable friction stay. The accessible screw on top of the slide shoe allows field adjustment of the friction. This option provides a method of holding non- labeled doors at multiple positions without readjustment. Available in 700/710 Series only.

Product details

Durable and visually pleasing

Separate stops and holders are the preferred method of limiting door swing. They are ideal where the use of wall or floor stops is precluded. The 700/900 Series high quality units are both durable and visually pleasing.

Highest quality materials

DORMA stops and holders are designed and manufactured from the highest quality materials to provide optimum service under heavy-duty use.

Different finishes available

A standard two-coat paint finish is the best choice to match sprayed DORMA door closers. Optional plated finishes are also available.

Dormakaba 712F 626 – Frequently Asked Questions

1) Is there a standard duty concealed overhead stop besides the DORMA 712F for a 36 inch door?
Yes. The Don-Jo 3024 is a standard duty concealed overhead door stop in satin stainless steel sized for 36 inch doors, and the Don-Jo 3023 is the same unit for 30 inch doors. Glynn-Johnson's 410 Series is a medium duty concealed stop and holder if you want something between standard and heavy. The Don-Jo units come in a single stainless finish, so if you're finish-matching to brass or bronze hardware the 712F's fifteen-finish range is the one that matches.
2) What is the difference between the S, F, and H functions on a DORMA 700 Series overhead stop?
Three functions, three behaviors. S is stop only: it limits swing with a cushioned stop and nothing else. H is stop/hold: same cushioned stop plus a selective on/off hold open, engaged or disengaged in the field with a slot screw on the face of the track channel. F, the 712F, is friction stop: cushioned limiting stop plus an adjustable friction stay, so the door stays wherever you push it rather than at one fixed hold point. Pick H when you want a single defined hold-open position, F when you want the door to stay anywhere in its swing.
3) Is the DORMA 712F heavy duty or standard duty, and when do I need the heavier one?
The 712F is a 700 Series unit, which is DORMA's standard duty stop/holder line. The 900 Series is the heavy duty line. Standard duty suits normal-traffic interior openings; for high-abuse doors, exterior leaves, or heavy panels that get thrown open, step up to a heavy duty concealed unit. Note that friction stop is offered in the 700/710 Series only, so a heavy duty choice means giving up the F function.
4) Should I use a concealed overhead stop or a wall stop for my door?
A concealed overhead stop like the 712F mounts in the top of the door and the frame soffit, out of sight, and is the preferred method of limiting door swing where a wall or floor stop can't be used, behind a door that opens into open space, in a corridor, or where a floor stop is a trip hazard or a mopping obstruction. The tradeoff is prep: the door and frame have to be mortised for the track and arm, so concealed units are far easier on new doors or on a shop-prepped replacement than as a field retrofit. A surface-applied overhead unit does the same job with no mortise if the prep isn't practical.
5) Can I put a DORMA 712F on a labeled fire door?
The F function on the 712F is a friction stop: it gives a cushioned limiting stop plus an adjustable friction stay that holds a non-labeled door at multiple positions. Hold open in any form is what rules a unit out where a labeled fire door prohibits it, and DORMA points to the S stop only function for that case. Among concealed overhead units from other makers, the ABH 1000 Series is a heavy duty concealed mount overhead door stop carrying a fire rating. Specify a stop only unit for the labeled opening and keep the 712F friction stop for the non-labeled ones.
6) What should I use instead of a DORMA 712F on a high traffic opening?
The 712F is a 700 Series standard duty unit; DORMA splits the line so the 900 Series covers heavy duty stops and holders. If you want a heavy duty concealed overhead unit from another manufacturer, the Glynn-Johnson 100 Series is heavy duty concealed, the Norton Rixson 1 Series Checkmate is a heavy duty concealed stop and holder with a 110 degree opening, the Sargent 690 is a heavy duty overhead concealed stop/holder, and the ABH 1000 Series is a heavy duty concealed mount overhead door stop. These are the heavy duty tier of the same concealed overhead category the 712F sits in.
7) Is a surface mounted overhead stop an alternative to the DORMA 712F?
Only if you can change the door prep. The 712F is a concealed mount unit, so the track sits in a mortise in the top of the door and the arm anchors to the frame soffit; a surface unit mounts flat on the door face and frame face and needs no mortise. Surface overhead options include the Glynn-Johnson 70 Series with an 85 to 110 degree hold-open range and the 79 Series in extra heavy duty, plus the Norton Rixson 10 Series Checkmate surface stop and holder, 10-346. Retrofitting a concealed 712F into an existing surface application, or the reverse, means new prep on the door and frame, not a straight swap.
8) What is the closest equivalent to a DORMA 712F concealed friction stop from another manufacturer?
The DORMA 712F is a 700 Series standard duty concealed mount overhead stop in the F function, meaning a cushioned limiting stop plus an adjustable friction stay set by a screw on top of the slide shoe. For a standard duty concealed overhead unit from another maker, the Norton Rixson 10 Series 10-336 is a standard duty overhead stop with adjustable opening control, and the Sargent 1530 is a concealed mount door stop/holder with a 110 degree opening. Both are concealed overhead units in the same duty conversation; the friction stay that holds a non-labeled door at multiple positions is the 712F characteristic to match when you specify.
9) Which concealed overhead stops carry an ANSI Grade 1 rating for a spec that requires it?
When the drawing calls out a grade, the Norton Rixson 1 Series Checkmate is Grade 1, the Norton Rixson 10-336 is Grade 1, the Sargent 1530 is Grade 1, and the Sargent 690 is Grade 1 with ANSI Grade One compliance. All four are overhead stop or stop and holder units in the same family of door control the DORMA 712F belongs to, so a graded submittal on a government, healthcare, or education job can be met without leaving the concealed overhead category.
10) How do you adjust the holding tension on a DORMA 712F friction stop?
There's an accessible screw on top of the slide shoe. Turn it to set how much friction the stay applies. Once it's set the door holds at any position in its swing without readjustment, which is what separates the F function from a fixed hold-open unit.
11) What finishes does the DORMA 712F overhead stop come in?
Fifteen finishes: 605 bright brass, 606 satin brass, 611 bright bronze, 612 satin bronze, 613 oil rubbed bronze, 618 bright nickel, 619 satin nickel, 625 bright chrome, 626 satin chrome, 689 aluminum painted, 690 dark bronze, 691 light bronze, 693 black painted, 695 dark bronze, and 696 satin brass. If you're matching sprayed DORMA closers on the same opening, the painted finishes (689, 693, 690, 691, 695) are the two-coat paint that DORMA calls the best match; the numbered plated finishes are for matching existing lever and hinge hardware instead.
12) Can a DORMA 712F replace a door closer, or do I need both?
They do different jobs and you'll often want both. The 712F limits how far the door swings and holds it by friction; it does not close the door. DORMA positions the 700/900 Series stops and holders as a complement to their door closer line, making up a full door control system. If your opening needs controlled closing plus a swing limit, spec the closer and the overhead stop together.
13) What is the difference between the DORMA 712F friction stop and a stop and holder like the Sargent 1530?
The 712F holds by friction. An accessible screw on top of the slide shoe sets the drag, and the door then stays wherever you swing it, at multiple positions, without readjustment. A stop and holder such as the Sargent 1530, a concealed mount unit with a 110 degree opening, or the Glynn-Johnson 410 Series in medium duty concealed, holds at a set hold-open point rather than anywhere along the swing. Choose the friction unit when the door needs to sit at whatever angle the user leaves it; choose the hold unit when one repeatable open position is what the opening calls for.
14) The Norton Rixson 10 Series shows up under several part numbers. Which one compares to the DORMA 712F?
They are not the same product despite the shared series. The 10-336 is the standard duty overhead stop with adjustable opening control and is the one that lines up on duty with the 712F, a 700 Series standard duty unit. The 10-236 and the 10-346 are Checkmate surface units in medium duty; the 10-346 is a surface stop and holder, and the 10-236 is a surface stop and holder with an adjustable hold-open feature. If you order by series alone you can land on a surface unit when the door is prepped for concealed.
15) I am standardizing overhead stops across a building and some doors are labeled fire doors. How do I cover both with one product line?
Keep the family and change the function. The DORMA 700 Series carries S for stop only, F for friction stop, and H for stop/hold, with the 900 Series covering heavy duty, so the same line answers labeled and non-labeled openings while the mounting and appearance stay consistent. The 712F is the standard duty F function unit. If a portion of the building needs a graded heavy duty concealed unit, the Glynn-Johnson 100 Series is a multi-function non-handed heavy duty concealed line and the Sargent 690 is heavy duty concealed with ANSI Grade One compliance. Sorting doors by function first and duty second is what keeps a fleet standardization from getting mixed up.
16) Is the DORMA 712F suitable for a commercial building or is it a residential part?
Commercial. DORMA classes the 700 Series as commercial door control hardware built for service under heavy-duty use, which is why it shows up on office, school, healthcare and multi-family corridor openings rather than in houses. For a facility standardizing across many doors, the F function is the one to spec where staff need to park a door at whatever angle suits the task.
