1) What happens to the ROFU 8712FT gate maglock when the power goes out?
It unlocks. The 8712FT is fail-safe: the magnet releases the instant power is disconnected, with no residual magnetism holding the armature. That means a power failure leaves the gate free to open, so if you need the gate to stay locked through an outage, a magnetic lock is the wrong technology for that opening and you want a mechanical or fail-secure electric lock instead.
2) Does the ROFU 8712FT run on 12 volts or 24 volts, and how much current does it draw?

5) What is the difference between the ROFU 8712FT and the 8712FT-B?
Function is the same magnet; the -B adds remote monitoring. The 8712FT is the standard model, so if your panel needs a door position or bond sense signal back from the gate, the plain 8712FT will not give you one. Order the standard model when the gate is simply locked and released by the access control, and step up to the monitored version when the head end has to know the state of the gate.
6) I have an older ROFU 8040 gate lock on the gate. Is the 8712FT the replacement?
Yes. The 8700 Series gate locks with conduit fitting were formerly known as the 8040 models, so the 8712FT is the current designation for that older part. Check the magnet footprint against your existing mounting: the body is 8 11/16 x 2 7/16 x 1 9/16 inches with a 7 1/4 x 2 3/8 x 5/8 inch armature.

8) How do I get wiring out to a ROFU 8712FT gate lock without exposing the cable?
The 8712FT has a dual-threaded conduit fitting built into the housing, so the wiring lands in conduit rather than running exposed across the gate frame. That is the main difference between the 8700 Series gate locks and a plain indoor maglock, and it is why these are usable outdoors. The dual threading means you can bring conduit in from either side depending on how the post is laid out.
9) What else can I use instead of the ROFU 8712FT for a gate, and how do they differ?
Three real alternatives at this duty. The Securitron M62FG-SASM is a heavy-duty Magnalock for gates at the same 1200 lbs holding force and carries a Grade 2 rating, which matters if the spec calls out a BHMA grade. All of these are fail-safe class hardware in the sense that the ROFU 8712FT is fail-safe, releasing when power is removed, which is what an egress path on a gate requires regardless of which unit is specified.
12) Does the ROFU 8712FT gate maglock need batteries or its own controller?
