1) Does the Emtek 2440 STRETTO doorbell come with the button, or do I have to buy that separately?
Both. The 2440 ships as a complete doorbell: the 1-1/2 x 5 inch STRETTO rosette plate, a lighted button, and matching screws in the same finish. The screws are only supplied with the unit, they aren't sold on their own, so don't discard the hardware bag on a jobsite.
2) What size is the Emtek 2440 STRETTO doorbell plate, and is there a longer one?
The 2440 uses a 1-1/2 x 5 inch STRETTO plate. Emtek makes the same doorbell on a longer 1-1/2 x 11 inch STRETTO plate as model 2441 if you want the trim to stack against a taller STRETTO entry set or cover an existing longer cutout.
3) Will the Emtek 2440 doorbell work with my existing chime and transformer, or is it a wireless unit?
The 2440 is a wired lighted pushbutton. It's the button end of a conventional low-voltage doorbell circuit, so it wires to the chime and transformer you already have on the house. It is not a wireless or smart video unit, and no chime or transformer is included with it.
4) What finishes does the Emtek 2440 doorbell come in so it matches my entry hardware?
Seven finishes: Oil Rubbed Bronze (US10B), Polished Nickel (US14), Satin Nickel (US15), Flat Black (US19), Polished Chrome (US26), Unlacquered Brass (US3NL), and Satin Brass (US4). Order by the US code that matches your entry set, and note that US3NL is unlacquered, so it will patina over time rather than staying bright.
5) Is the Emtek 2440 STRETTO doorbell rated for a commercial building entrance?
It's a residential product. The 2440 is solid brass trim with a lighted button, built for a house or a unit entry door, not for a high-traffic commercial lobby or an institutional opening where you'd want a rated, vandal-resistant station. Property managers do use it on multi-family unit doors where the look matters.
6) I want an Emtek doorbell but the STRETTO plate doesn't suit the house. What other rosette shapes does Emtek offer?

Rope, Lancaster and Ribbon and Reed are 2401, 2406 and 2407. Arts and Crafts: 2451 and 2452 hammered. Contemporary: 2457 Modern, 2458 Disk, 2459 Square, 2460 Neos, 2463 Modern Rectangular, 2465 Urban Modern. Sandcast Bronze runs 2421 through 2425, Tuscany lost wax cast bronze is 2411, 2412, 2414 and 2415, and Wrought Steel is 2431, 2432 and 2433. The STRETTO plate the 2440 uses is the long narrow one that lines up with STRETTO entry trim.
7) I'm standardizing hardware across several units. Can I get the Emtek 2440 doorbell in the same finish across a whole building?
