Pemko 94518W Series Adjustable Oak Top Sill for Pre-Hung Doors

The Pemko 94518W Series is an adjustable aluminum top sill with an oak surface, 4-7/8" width, designed for pre-hung door installations. It accommodates up to 1/4" compensation for uneven door bottoms and sub-sill level changes. The adjustment mechanism uses two-part zinc-plated steel stud shoulder screws with long-barreled zinc-plated steel T-nuts. A PemkoPrene bulb seal maintains constant pressure between the aluminum cap and the extrusion while blocking water intrusion.

Pemko 94518D36.5 – Frequently Asked Questions

1) Will the Pemko 94518W oak top sill fit a standard 36 inch pre-hung exterior door?
Yes. The 94518W comes in a 36-1/2 inch length, which is the cut-to-fit size for a standard 3-0 pre-hung unit. Other stocked lengths are 32-1/2, 73-3/4, 98, 120 and 148 inches, so a 2-8 door, a set of French doors, or a wide sidelite opening are all covered. The sill is furnished un-drilled and without screws or nails, so you can trim and lay out fastener holes to suit the jamb.
2) My door bottom is uneven and the old threshold leaks at one corner. Can the Pemko 94518W adjustable sill take that up?
That is what the adjustable cap is for. The 94518W gives up to 1/4 inch of adjustment to compensate for an uneven door bottom or a sub-sill that is out of level. The oak cap rides on two-part zinc-plated steel stud shoulder screws joined to long-barreled zinc-plated T-nuts, so you raise or lower the cap along the run until the sweep or bottom seal makes contact end to end. A PemkoPrene bulb between the cap and the aluminum extrusion holds constant pressure as you adjust and blocks water from getting under the cap. If your gap is bigger than 1/4 inch, you need to shim or re-level the sub-sill first; the sill will not close a larger deficit.
3) Is the Pemko 94518W sill for an inswing or an outswing door?
Inswing. The 94518W is built for pre-hung inswing door configurations, where the door closes against the raised oak cap and the adjustable cap takes up the gap under the door. On an outswing opening the water runs the other way and the door bottom sits over the sill differently, so this is not the profile to use there.
4) Do I get screws and anchors with the Pemko 94518W sill, or do I need to buy fasteners separately?
Plan on supplying your own. The 94518W ships un-drilled and without screws or nails, so you drill the fastener pattern where it suits your sub-sill and buy the anchors to match what you are fastening into (wood sub-sill, concrete stoop, or masonry). The adjusting hardware that raises the cap is included as part of the sill itself: the two-part zinc-plated steel stud shoulder screws and long-barreled T-nuts are built in.
5) How wide is the Pemko 94518W threshold, and will it cover my 2x4 wall sill plate?
The 94518W measures 4-7/8 inches wide. That gives you enough face to span a nominal 2x4 wall plate (3-1/2 inches actual) plus the jamb and a bit of exterior overhang for the drip. On a 2x6 wall (5-1/2 inches actual) it will not reach across the full framing depth, so plan the sub-sill and your flashing accordingly or step up to a wider profile.
6) What finishes does the Pemko 94518W adjustable oak sill come in?
Two: mill finish aluminum and dark bronze anodized aluminum, both under the same oak top cap. Mill finish is the plain silver mill aluminum most builders use on white or primed jambs; the dark bronze anodized is the one to order when the exterior trim, storm door or existing thresholds on the rest of the building are bronze. Both finishes are offered across the full length range, from 32-1/2 inches up to 148 inches, so matching a fleet of units does not limit which sizes you can get.
7) Is an oak top threshold like the Pemko 94518W durable enough for an apartment entry, or should I use a full aluminum sill?
The oak cap on the 94518W is a residential appearance surface, and the structure under it is aluminum extrusion with zinc-plated steel hardware. It suits apartment and multi-family entries, replacement doors, and new residential construction where the threshold is seen from inside a finished floor. For a heavy commercial entrance taking cart traffic or constant public use, a full aluminum or bronze mill-finish saddle with no wood cap is the better call, since there is no wood face to wear through.
8) Can I use the Pemko 94518W to replace an existing threshold without pulling the door unit?
Usually yes, on an inswing pre-hung opening. Since the 94518W arrives un-drilled, you cut it to the measured jamb-to-jamb dimension and set your own fastener holes rather than trying to match an old hole pattern. What decides it is depth: you need 4-7/8 inches of sub-sill to land it on. Then use the 1/4 inch of cap adjustment to bring the oak top back up to the existing door bottom instead of planing the door.
