Pemko S88 Silicone Perimeter Door Gasketing with Adhesive Backing

The Pemko S88 is a silicone perimeter door gasket with pressure-sensitive adhesive backing, applied to the door frame stop to seal the head and jambs. The compression bulb profile compresses against the door face to block air, smoke, dust, light, and noise infiltration. UL10C positive pressure fire rated and UL1784 smoke tested for code-compliant use in commercial openings. Greenguard Gold certified for low chemical emissions.

Pemko S88D-7 – Frequently Asked Questions

1) Will the Pemko S88 gasket work on an existing door frame, or does it need routing?
No routing and no fasteners. The S88 is surface applied to the frame stop with a pressure-sensitive adhesive backing, so it goes onto an existing hollow metal or wood frame as easily as a new one. That makes it a retrofit part first: peel the liner, press the flange to the stop face, and the compression bulb does the sealing against the door. If the opening already has a kerf cut in the stop, you want a kerf-in seal instead, not an adhesive surface seal like this one.
2) How much space does the S88 perimeter seal take up on the stop, and will it stop the door from latching?
The profile is 1/4 inch high by 1/2 inch wide, so it sits a quarter inch off the stop face and the bulb compresses from there. That is the number that matters on a door already hung tight to its stop: on a normal commercial opening with standard clearance the bulb compresses and the latch still throws, but on a door fit hard against the stop with no gap you will feel it push the door out and fight the latch. Check your gap between the door face and the stop before ordering.
3) Is the Pemko S88 door gasket fire rated for a labeled opening?
Fire rated to UL10C positive pressure, and smoke tested to UL1784. It is also BHMA certified and carries ANSI ratings R0E154 and R0E155. Those are the two listings a code official looks for on a labeled fire door in a commercial building: the UL10C rating covers the positive pressure fire test and UL1784 covers air leakage under smoke conditions. The silicone substrate is self-extinguishing.
4) Does the S88 seal the bottom of the door too, or just the head and jambs?
Head and jambs only. The S88 is a perimeter seal that goes on the top and both sides of the frame stop. The bottom of the door is a separate part: you need a door bottom, sweep, or an automatic door bottom, plus a threshold if the opening is exterior. Buyers sealing a whole opening for smoke or sound should plan on ordering S88 for the three sides and a matching bottom seal as a second line item.
5) How many feet of Pemko S88 do I need for one door?
For a standard single 3-0 x 7-0 opening you are sealing two jambs at about 7 feet each plus roughly 3 feet across the head, so about 17 feet per door. That is why the 17 foot length exists: it is the one-door pack. The S88 comes in 7, 17, 18, 20, 21, 25 and 30 foot lengths, plus 204 foot and 510 foot bulk coils for anyone gasketing a floor or a building at once.
6) Will silicone gasketing hold up better than vinyl or foam weatherstripping on a high traffic door?
Silicone is the substrate here, and that is the reason to pick the S88 over a vinyl or foam bulb seal. It is impervious to fungus and mildew, non-toxic and self-extinguishing, and it stays flexible across a much wider temperature range than vinyl, which stiffens in cold and takes a set. Foam seals crush permanently under repeated closing. For a commercial opening cycling all day, or an exterior door seeing real temperature swing, silicone is the right substrate. The S88 is specified for commercial use.
7) Will the S88 gasket cut down noise coming through my apartment or office doors?
It is sound tested to ASTM E90, which is the lab method for rating how much sound a door assembly stops. The compression bulb closes the gap at the head and jambs, and on most doors that perimeter gap is where the noise actually gets through, not the door slab. Worth knowing: the S88 does nothing for the undercut at the floor, so if you are chasing noise between units you will want a door bottom on the same opening to finish the job.
8) Is the Pemko S88 low-VOC enough for a school or healthcare project?
Greenguard Gold certified for low chemical emissions, which is the certification specified on school, childcare and healthcare projects and the one that contributes on LEED indoor air quality credits. The silicone is also non-toxic. For an institutional buyer standardizing gasketing across a facility, that plus the UL10C and UL1784 listings covers the three things that usually come up in submittal review.
9) Can I use one roll of S88 gasketing to do a whole building of doors?
That is what the bulk coils are for. At roughly 17 feet per single opening, a 204 foot coil covers about 12 doors and the 510 foot coil covers about 30, cut to length on site. Property managers and MRO buyers standardizing a stairwell run or a corridor of units usually order the bulk coil in one color and cut per opening rather than buying a pack per door.
10) Will S88 gasketing stop the draft and dust coming around my exterior door?
Air infiltration tested by Intertek (Warnock Hersey), and the compression bulb blocks air, smoke, dust, light and noise at the head and jambs. On an exterior opening it handles three of the four sides. The sill still needs a threshold and a door bottom or sweep, and that is usually where the visible daylight and the blowing dust are coming from, so pair the S88 with a bottom seal if you are sealing against weather rather than just smoke.
11) What colors does the Pemko S88 silicone gasket come in, and which one should I use so it isn't obvious?
Six: black, white, gray, tan, dark brown and clear silicone. On a painted hollow metal frame, match the frame rather than the door, since the seal sits on the stop and reads as part of the frame. Clear is the one to use on stained wood frames or anywhere you do not want a visible line at all, and dark brown is the usual pick on dark stained wood if clear reads too glossy for you.
12) Does the S88 gasket need to be applied to a clean frame, and are there install instructions?
Pemko publishes install instructions for the S88 and they ship with a full line catalog covering the gasketing range. The short version for an adhesive-backed seal: the stop face has to be clean, dry and free of dust or old adhesive residue before the liner comes off, because the pressure-sensitive backing bonds on contact and gets one chance. On a repaint, let the paint fully cure first. Press the stabilizer flange down along its whole length rather than tacking it at the ends.

Pemko S88 Adhesive Perimeter Gasketing Seals the Deal!

Posted by Emma on Oct 12th 2023

I picked up this Pemko S88 adhesive perimeter gasketing from Zensupply. It's a champ at keeping out drafts and noise - super handy! Yet, the adhesive isn't the strongest, so it might need occasional re-taping. Overall, a solid solution to snug up your doors, though you'll need to stay on top of maintenance.

I got the Pemko S88 Adhesive Perimeter Gasketing for my front door. What's neat is that it's super easy to install – just stick it on. It seals out drafts like a champ, which keeps my house cozy. However, it's a bit pricey for weather stripping, but it's worth the comfort.
