1) Will the WAC York 12 inch LED flush mount mount to a pancake junction box?
Yes. The York FM-45012 runs on 120V AC LED technology with no separate driver or transformer, so the canopy fits on a pancake junction box. The backplate measures 4 inches, so it covers a standard 4 inch round box but will not conceal a larger cut-in or an oversized opening left by a previous fixture.
2) Is this WAC flush mount OK over a bathroom shower or on a covered porch?
Damp location rated, with an IP44 rating, so the York FM-45012 is suitable for bathrooms, covered porches, and covered breezeways. It is not wet rated, so keep it out of direct rain or anywhere it takes a spray of water.
3) What dimmer works with the WAC York LED flush mount?
Use an electronic low voltage (ELV) dimmer. The York FM-45012 dims smoothly and continuously on ELV control; a standard incandescent/forward-phase dimmer is not the specified control and is where most flicker and drop-out complaints come from on this type of integrated LED fixture.
4) Does the York FM-45012 meet California Title 24 and ADA requirements?
Yes on both. The fixture is Title 24 compliant and Title 20 listed, and it is ADA compliant, which matters when it is wall mounted in a corridor or stairway where projection is restricted. It is ETL and cETL listed. It is not Energy Star rated.
5) Can the York FM-45012 flush mount be installed on a wall instead of a ceiling?
It can go on either. The York flush mount is listed as a ceiling mount fixture but the installation allows wall mounting as well, which is how it gets used in hallways and stairwells where a sconce position is wanted without a projecting arm. Overall it is 12 inches across and 2.5 inches deep.
6) Can I get the WAC York flush mount in 277V or a different color temperature?
The standard FM-45012 is 120V at 3000K. 277V, 240V, or custom CCT builds are available by special order, so a 277V commercial corridor run is possible but it is not the stock configuration.
7) Can the LED be replaced in the WAC York flush mount, or is the whole fixture disposable?
The LED is integrated, so there is no lamp to change. Rated life is 50,000 hours. For a property manager that means no relamping cycle on the fixture, but end of life is a fixture swap rather than a bulb. The light source ships installed.
