1) Does the Emtek 1231 multi point trim include the multi point lock body, or do I need to buy that separately?
Trim only. The 1231 set gives you the plates, the handles and the cylinder; the multi point mortise lock box is a separate purchase. If you are replacing worn or damaged handles on a swinging patio door and the existing multi point mechanism inside the door still throws its hooks and bolts correctly, this is the right part. If the mechanism itself has failed, the trim will not fix it.
2) What is Door Configuration #2 on Emtek multi point trim, and how do I know my patio door takes it?
Configuration #2 places the American cylinder hub ABOVE the lever, with 3-5/8 inch center-to-center between the cylinder and the handle spindle. That spacing and that order (key on top, lever below) is what has to match the hole pattern already bored in your door and the gearbox behind it. Measure center of keyhole to center of spindle on the door you have. If the key sits below the lever, or the spacing is not 3-5/8 inches, you need a different Emtek configuration, not this one.
3) Do I have to order handing on the Emtek 1231, and what happens if I get it wrong?
Handing is a required choice, right hand or left hand, and it is not field reversible on this trim. Stand outside the door: the side the hinges are on determines the hand. Order the wrong hand and the lever will point the wrong way and the cylinder will sit on the wrong side of the plate relative to the gearbox.
4) Can I key the Emtek 1231 patio door trim to match my existing Schlage or Kwikset house keys?
The cylinder is an American mortise style cylinder and comes in two keyways: Schlage keyway as standard, or Weiser WR5. Weiser WR5 is the keyway Kwikset style keys run in, so pick that if the rest of the house is on Kwikset or Weiser. Keying is free either way, keyed different or keyed alike, and you can supply an existing key code to have it cut to match what you already carry. It is a single cylinder function, so key outside and thumbturn or lever inside.
5) How big are the plates on the Emtek Tuscany multi point trim, and will they cover the old mounting holes?
The Tuscany plates measure 1-1/2 x 11-1/8 inches. That is a narrow escutcheon, so it will sit on a fairly slim patio door stile, but it also means it has limited ability to hide scars from a wider plate that came off before it. If the door currently wears a wider or shorter plate, expect visible witness marks or filled holes outside the 1-1/2 x 11-1/8 footprint.
6) What finishes and lever styles can I get on the Emtek 1231 Tuscany bronze multi point trim?
Two finishes on the plates and cylinder: Flat Black Bronze (FB) and Medium Bronze (MB), each available with either keyway. Levers are chosen separately and there are four in the Tuscany bronze family, Medici, Napoli, Octagon and Padua. Because the plates are lost wax cast bronze, they are a living finish, so any Tuscany bronze lever you pick will be a match in material and casting character rather than a painted or plated lookalike.
7) Is the Emtek 1231 multi point trim suitable for a commercial entrance or an apartment building common door?
Emtek classes this as residential hardware. It is swinging patio door trim, built for a house or a unit door onto a deck or terrace. For a commercial entrance, a common corridor door, or anything on an egress path with cycle and fire requirements, this is the wrong family of product and you want a commercial grade mortise or cylindrical lockset instead.
8) Do I need to specify my patio door thickness when ordering Emtek multi point trim?
Door thickness is an optional entry on the order, and it is worth filling in. On a multi point setup the cylinder tailpiece and the spindle have to reach through the door leaf into the gearbox, so telling us the actual thickness of your patio door slab lets the cylinder and spindle length be right the first time rather than arriving short.
9) Will the Emtek multi point handles sag over time like my old patio door handles?
Spring assist is built into the trim now. It returns the lever to horizontal after use, which is the mechanism that stops the droop you see on older patio door levers where the gearbox spring has given up. On a rental or a property you manage across several units, that is the difference between handles that still look level in year five and a callback list.
10) Is there a keypad or smart lock version of the Emtek 1231 multi point trim?
No, the 1231 is a mechanical keyed trim with no electronic component. Key on the outside, lever on the inside, nothing to wire or pair. If a keypad or connected entry is the requirement, this configuration will not get you there.
