Note: Double-door models are available with 4 different center-to center dimensions between latchbolt keepers. Keepers are wide enough to compensate for vertical-rod exit bolts which may be as much as 3/8" off center-to-center dimension, either way.

When using an electric strike in conjunction with a vertical-rod device, it is necessary that:

  • The bottom rod of the exit device be removed or made inoperative
  • The latchbolt of the exit device be the "Pullman" or beveled type
  • The latchbolt be free-latching and remain projected while the door is open. Mechanisms that hold the latchbolt retracted while the door is open, and automatically release it when the door is closed, must be removed or made inoperative

HES 310-4-1 24D 630 – Frequently Asked Questions

1) Will the HES 310-4-1 electric strike fit my pair of doors with surface vertical rod exit devices?
It depends on the spacing between the two vertical rod latchbolts. The 310-4-1 is built for a pair of doors where that center-to-center spacing falls between 4 inches and 4-3/4 inches. If your rods sit closer or wider, you need a different dash number in the 310-4 family: 310-4-30 covers 2-5/8 to 3-3/8 inches, 310-4-2 covers 4-5/8 to 5-3/8 inches, and 310-4-3 covers 5-1/4 to 6 inches. Measure the actual rod centers on the doors before you order, because the wrong dash number will not line up on the frame. The keepers do give you some slack, they are wide enough to take exit bolts up to 3/8 inch off the nominal center-to-center dimension either way.
2) What do I have to do to my exit device before installing a Folger Adam 310 electric strike on a vertical rod pair?
Three things have to be true on the exit device, and one of them is real work. First, the bottom rod has to be removed or made inoperative, so the door latches only at the strike. Second, the latchbolt has to be the Pullman or beveled type, the 310-4 keeper is a Pullman keeper and it will not hold a deadlocking or square latch. Third, the latchbolt must be free-latching and stay projected while the door stands open. Any device with a mechanism that holds the latch retracted while the door is open and drops it when the door closes has to have that mechanism removed or defeated. Plan the less-bottom-rod conversion into the job, that is the step people forget until they are on site.
3) Is the HES 310-4-1 fail safe or fail secure, and do I have to pick when I order?
Both are available and the mode is field selectable, but the fail safe / fail secure choice is also an ordering option on the 310-4-1, so specify which one you want. Fail secure ships as the standard configuration: the door stays locked when power drops and you need mechanical egress from the inside, which the exit device already provides. Fail safe unlocks on power loss, which is what a fire alarm interface or a controlled-egress opening usually calls for. Check what your access control drawing or local AHJ requires for the opening before you commit, because on a pair of doors this decides the behavior of the whole opening.
4) What voltage does the Folger Adam 310-4-1 electric strike draw, and can I run it off my existing 12V access control power supply?
12 or 24 VDC, and you pick the voltage when you order. Continuous duty current draw is 510 mA at 12 VDC or 250 mA at 24 VDC. Size the supply for that per leaf, and remember a pair of doors means two strikes on the circuit if you are securing both leaves. The strike uses a plug-in connector, and HES offers plug-in accessories that land on it: the 2001M plug-in bridge rectifier if you are coming off AC, the 2005M3 SMART Pac III, the 2004M ElectroLynx adapter, and the 2006M plug-in buzzer.
5) Do I need to order a left hand and a right hand version of the 310-4-1 for a pair of doors?
No handing to specify. The 310-4 surface vertical rod strike is non-handed, and one 310-4-1 unit serves both leaves of the pair, it is built as a double-door strike with keepers at the correct center-to-center spacing for both rods. So you are ordering one unit for the opening, not two, and you do not need to state hand on the purchase order.
6) Is the HES 310-4-1 strike strong enough for a high traffic entrance or a school corridor?
The numbers are at the top of the range for an electric strike. Static strength is 1,500 lbs, dynamic strength is 70 ft-lbs, and endurance is rated at 1,000,000 cycles. The body is stainless steel throughout, which is why it holds up in high abuse openings and resists corrosion. It carries ANSI/BHMA A156.31 Grade 1, is UL 1034 burglary-resistant listed and UL 294 listed. For an institution standardizing across a facility, those are the figures that let you spec it on heavy traffic openings.
7) My doors bind and the rods do not line up perfectly. Will an electric strike still latch reliably?
The 310-4 has an adjustable keeper specifically for door and frame misalignment, and the keepers are wide enough to take vertical rod exit bolts as much as 3/8 inch off the nominal center-to-center dimension in either direction. That handles ordinary sag and frame tolerance on a pair. What it will not do is work against a door held under pressure, the 310-4 is not preload capable, so if a closer, weatherstripping, or stack pressure is loading the latch against the keeper, the strike will not release cleanly. Fix the binding or specify a preload rated strike for that opening.
8) Can I use the 310-4-1 electric strike on a fire rated pair of doors?
The 310-4 series carries a fire rating. One caution that decides the job: this application requires the exit device bottom rod to be removed or made inoperative, and on a fire rated opening the less-bottom-rod arrangement has to be one the exit device manufacturer and your AHJ accept for that assembly. Confirm the LBR configuration is approved for your specific device and label before you cut anything.
9) Can I get door position or latchbolt monitoring with the HES 310-4-1 for my access control system?
Yes, order it with the LCBMA option. That gives you a latchbolt and locking cam monitor plus an auxiliary switch, so the head end sees both that the latch is seated in the keeper and the position of the locking cam. It is an ordering option, not a field add, so specify LCBMA at the time of order if the integrator needs monitor contacts back at the panel. The alternative is None, which is the unmonitored strike.
10) Will the HES 310-4-1 work on an exterior door or a gate?
Not outdoors. The 310-4 series is not outdoor rated, so keep it on interior openings or exterior door frames where the strike itself is protected from weather. It is also not windstorm rated, so it should not be specified on a storm shelter or hurricane rated opening. The stainless construction gives corrosion resistance for damp interior environments, but that is not the same as an outdoor listing.
11) Should I use an electric strike like the 310-4-1 or an electrified exit device on my vertical rod pair?
The tradeoff is where the wire goes and how much you modify the exit devices. A 310-4-1 strike puts all the electrification in the frame at the head, the doors stay mechanical, and there is no power transfer hinge or door loop to run. That is why it is the common retrofit choice on an existing pair. The cost is the conversion work on the devices: bottom rods out, Pullman free-latching top latch, no latch-holdback mechanism. If your devices cannot be converted, or the opening needs latch retraction and dogging under access control, an electrified exit device is the route instead. Note also that the 310-4 line only works with a swinging Pullman style latchbolt, that is the hard gate on this choice.
12) What comes in the HES 310-4-1 Complete Pac, and what else do I need to buy?
The 310-4-1 Complete Pac is the double-door surface vertical rod strike with the PK Pullman keeper standard, in the finish, voltage, fail mode, and monitoring configuration you select. It terminates in a plug-in connector. What is not in the box and often needed: a bridge rectifier if you are feeding it from AC (2001-1 wire-in or 2001M plug-in), the 2005M3 SMART Pac III for surge and voltage regulation, the 2004M ElectroLynx adapter if you are tying into an ElectroLynx harness, or the 2006M plug-in buzzer if the opening needs an audible release. The exit devices themselves and any less-bottom-rod conversion parts come from the device manufacturer, not with the strike.
13) What finishes does the Folger Adam 310-4-1 electric strike come in to match my other door hardware?
Six finishes: 605 bright brass, 606 satin brass, 612 satin bronze, 613 oil rubbed bronze, 629 bright stainless steel, and 630 satin stainless steel. For a property manager matching a building already fitted out in satin chrome or brushed stainless trim, 630 is the usual match on commercial openings. The strike body is stainless steel regardless of finish, so the finish choice is cosmetic, not a durability decision.
