3) How far can I run the wire from the Aiphone DBS-1A power supply to the entrance station?

Power supply to the tenant master station is shorter: 180 feet at 22AWG, 510 feet at 18AWG. Master to the farthest tenant sub station is 330 feet. If your entrance station sits at the far end of a building, step up to 18AWG rather than pulling 22 and hoping.
4) Will the Aiphone DBS-1A release my electric strike without a separate transformer?
Door release is powered by the door station itself, so no additional transformer is needed for the strike circuit. The strike has to match the output: 9.5 to 20V AC with 70 ohms or higher resistance. Aiphone specifies the EL-12S for this. A low impedance strike below 70 ohms will overload the door station output, so check the coil resistance on any strike you already own before wiring it in.

There is an option button on the master station to control an external device, separate from the door release. People use it for a gate operator, a light, or a second strike. The door release output itself is fixed at 9.5 to 20V AC into 70 ohms or higher, so whatever you drive off the option contact needs its own supply sized for that device.
